Start from an executed contract you are allowed to touch. Leave unknown cells blank.

If you cannot point to the document or the person, the cell stays empty.

03 Name the owner

One handoff, one person. You send the note.

04 Archive after the report

Do not mark the file closed because the checklist looks full.

No. That OS is leads, nurture, and listing prep. This desk starts when a file is already under contract. Buying this plate does not buy that OS. The name is a reference only.

Does the clock waive a contingency?

No. It reminds you of a date you were given. It does not interpret a contract, waive a contingency, or declare a closing.

Will every file close?

No. The desk does not promise a deal, a commission, a closing, or a close rate.
